How Long It Takes
Most of Shenandoah went up around 2002, which puts the original garage door hardware at a point where the factory rollers are done, not dying.
Cheap steel roller legacy
Builders in that era spec'd cheap 7-ball steel rollers because they were replacing a part nobody expected to last 20 years, and now that bill is coming due across town at roughly the same time. A full set swap on a double door, ten rollers plus the two in the end hinges, runs under an hour once we're on site.
Quick roller visits
We're coming from The Woodlands, about 3 miles up the road, so travel isn't the bottleneck - the job itself is quick because rollers don't require re-tensioning a spring or recalibrating an opener. If the track has worn grooves from years of steel-on-steel grinding, we flag it before we start; that adds time because a bent or gouged track changes the job from a swap to a track-and-roller job.
One-visit roller calls
Most calls here stay simple: pull the old rollers, check the bearings aren't seizing the hinges too, set new ones, run the door up and down a few times to watch for binding. You're looking at one visit, not a return trip, unless we find something behind the rollers that needs its own fix.

What the Fix Involves
Steel rollers from 2002-era builds usually show two failure patterns: the bearing dries out and starts grinding, or the roller stem wears oval in the bracket and the door starts walking sideways in the track.
Bottom-up roller removal
Either one shows up as noise first - a grind or a rhythmic thump as the door travels. We pull the old rollers one section at a time, starting at the bottom so the door stays supported, and check each hinge and bracket for the elongated screw holes that steel rollers tend to cause over two decades of flex.
Sealed nylon roller swap
We replace with sealed nylon rollers, which don't need the oiling steel does and run quieter against the track. If a bracket's holes have stretched out, we move the hinge plate slightly and use new fastener points rather than driving screws into stripped wood or stretched sheet metal.
Track drift from wear
We also check the track alignment while the door's apart, since a lot of these original installs are at the tolerance where a decade of roller wear has let the door drift off-center without anyone noticing until it got loud.
Can You Do This Yourself
Swapping a roller on an unloaded section, one that's off to the side and not carrying spring tension, is within reach for a homeowner with the right tool and some patience.
Bottom rollers need pros
The bottom rollers and anything near the spring-loaded cables are a different story - the door is under tension even closed, and pulling a bracket in the wrong order can let a section drop or a cable snap under load.
Rollers beside failing springs
If your Shenandoah home still has its original 2002 opener and springs, there's also a decent chance the spring is close to its own end of life, and working rollers next to a spring that's about to go is not a great place to learn the hard way.
Top rollers self-service limits
If you want to try the top rollers yourself, fine - just don't touch anything below the second panel without disconnecting the opener and supporting the door first.
What Is on the Truck
We carry both steel and sealed nylon rollers in the stem lengths that fit the track depth used on builds from this era, since 2002-era Shenandoah construction mostly uses a standard track gauge, but older stock sometimes needs a different stem length than what's sold off the shelf. We also carry replacement hinges and end brackets, because a roller job on a 20-year-old door often turns up a stretched hinge plate that needs swapping at the same time, not just the roller sitting in it. One limit worth saying up front: if the track itself is bent or badly rusted, that's not a same-visit fix with what's on the truck - we'll quote the track separately rather than force a patch that won't hold.
